What is a 4-point inspection?

​A visual, non-invasive inspection focused on the

4 major systems in the home:

​

  1. Electrical

  2. HVAC (Heating, Ventilation, and Air Conditioning)

  3. Plumbing

  4. Roof

​

  • Applicant/insured hires a FL-licensed inspector to conduct the inspection.

​

Why is a 4-point inspection required?

  To validate acceptable conditions are present so the risk is eligible for coverage.

​

  • Due to age and general deterioration (pending the quality of materials, construction/installation, and ongoing maintenance efforts) older homes typically experience a higher frequency and severity of claims.

  • Faults in these 4 major systems represent a large portion of the losses paid by the insurance industry.

When is a 4-point inspection required?
When you own or purchase an older home, rental property, or condo in Florida, you will likely need for a 4 point inspection before purchasing a homeowners policy. Most insurance companies will require a 4 point inspection when a home is older than 40 years, or a rental property is older than 30 years.
